Preventive Maintenance will save you $MONEY$
A PREVENTIVE MAINTENANCE AGREEMENT (PMA)
This is an agreement between you and Beach Heating and Air, LLC providing for scheduled inspections and maintenance of your heating, ventilation, and air conditioning system (HVAC).
Generally speaking, PMA’s should be scheduled semi-annually. Normally a fall and spring inspection will consist of our NATE certified technicians thoroughly going over your entire HVAC system to be certain that it is ready for the upcoming season. These inspections are proactive and can prevent system failure during the season, insure economic savings on utility bills, keep your system running at peak efficiency, and aid in stopping system failures in the dead of winter or the heat of summer. These scheduled inspections can also aid in extending the service life of your HVAC system.
CONSUMPTION OF ENERGY
The largest energy user in your home is generally your HVAC system.
•
According to EnergyStar.gov: “As much as half of the energy used in your home goes to heating and cooling. So making smart decisions about your home’s heating, ventilating, and air conditioning (HVAC) system can have a big effect on your utility bills – and your comfort. Just as a tune-up for your car can improve your gas mileage, a yearly tune-up of your heating and cooling system can improve efficiency and comfort.”

According to the U.S. Department of Energy (DOE): Your HVAC system accounts for 40-60% of the energy consumed in the U.S. (residentially and commercially).
• Consortium of Energy Efficiency (CEE) tells us that up to 50% more energy can be saved if the proper installation, sizing, and maintenance of commercial central air conditioning and heat pumps. “Although the CEE study did not measure residential systems, a compelling case can be made that proper maintenance can save homeowners up to 50% as well” (Larry Taylor, President of Air Rite A/C Company, Inc., Fort Worth, Texas).
THEY MAY NOT BE SEEN BUT PROBLEMS WILL MAKE THEM HEARD
Most often HVAC systems are installed in out-of-the-way and out-of-sight places (such as basements, roof tops, closets or maintenance rooms). Because of this your system may not readily enter your mind and taken for granted – That is until there is a problem or they fail altogether. As a result, you could experience overpayment of utility bills, a decrease in efficiency and/or discomfort, early replacement of your system and possibly higher repair costs.
Even if your HVAC system is out of sight that doesn’t mean that it should be neglected. Semi-annual inspections are as important as maintenance on your automobile (like changing the oil every 3000 miles).
HERE’S WHAT YOUR SERVICE TECHNICIAN WILL DO DURING YOUR PMA VISIT:
•
Check your system’s functions, the safety controls, and if needed, adjust the operating sequence.
•
Perform an inspection on the electrical components and, as required, tighten, repair or replace.
•
Change the dirty air filters and ensure proper airflow.
•
Where appropriate, perform an inspection on pumps, lubricate, and check flow rates.
•
As required, clean and lubricate motors.
•
Examine, adjust and align the systems belts.
•
As required, inspect, clean and balance blowers.
PREPARATION FOR SUMMER (THE SPRING INSPECTION):
•
In order to prevent obstructions your service tech will clean the inside coils, condensate pans, traps and lines.
•
For efficient operation he will clean the outside coil and straighten fins.
•
Many equipment manufacturers suggest that a 10% refrigerant loss will result in a 20% decrease in the efficiency of your system. So the technician will check the refrigerant levels and find the leak if they are low.
PREPARATION FOR WINTER (THE FALL INSPECTION):
•
The burner assembly will be cleaned.
•
Soot will be removed from the fire side of the burner.
•
The operation of the humidifier will be checked and cleaned.
•
The heat exchanger will be inspected for cracks either visually or by remote camera.
• He will perform a combustion analysis and adjust the air/fuel ratio of the burner (the instrumentation that is used for combustion analysis is a means of fine-tuning the burner to achieve “optimum firing” and maximum fuel efficiency).
IN THE CASE OF HEAT PUMPS, THE FALL VISIT INSPECTION INCLUDES SEVERAL OF THE SPRING VISIT INSPECTION PROCEEDURES AND SEVERAL ADDITIONAL ONES. SEMI-ANNUAL INSPECTIONS OF HEATPUMPS ARE JUST AS IMPORTANT.
THE BOTTOM LINE
•
Dollars saved: PMA’s will more than pay for themselves due to contractor discounts, a higher efficiency, and utility payment savings. Typically, PMA customers receive discounts on parts and services performed year round.

Preferred Service: If you would experience a system failure during those sweltering hot or frigidly cold months, PMA customers normally experience preferred service.
• A familiar face: In many cases you will be assigned the same service technician. In this way you recognize and trust your service person and in addition your service person is more familiar with you and your equipment.
• Your own peace of mind: Because PMA’s result in less system failures and extended life for your HVAC system, you can be at ease knowing that you and your system is well taken care of.
